Title Release Update - July 2019

Further to our May Titles Update, Landcore is pleased to deliver an in-depth update on the status of all release dates for Grace Tarneit Purchasers.

 

Stages 1 & 2

Unfortunately, the Powercor re-audit that occurred on Wednesday 26 June 2019 for Hogans Road electrical works has failed. The following dates have been provided by Fraser Property’s electrical consultant –

  1. Following the rectification of minors items, a re-audit request will be made of Powercor by 5 July 2019.
  2. We are expected to receive a Powercor Audit date no later than 17 July 2019.
  3. On the premise of a compliant/passed audit, the electrical consultant requests test documentation from the electrical contractor – allow up to 3 days to receive and review.
  4. The electrical consultant requests Powercor’s consent to Statement of Compliance (SoC) on Tuesday 23 July 2019 – allow 3 days; expect Powercor consent to SoC by Friday 26 July 2019.
  5. Wyndham City Council issues SoC – allow 3 days; expect by Wednesday 31 July 2019.
  6. State revenue Offices (SRO) require 10 business days for GAIC confirmation before titles can be registered.
  7. Register titles at the Land Title Office (LTO) on 15 August 2019 – allow 5 days.
  8. Expect titles by the 23 August 2019.

 

Stage 2A

Wet weather has caused further delays to the construction of Hogans Road works. The latest update from Frasers Property’s contractor is that the section of Hogans Road that fronts Stage 2A is programmed to be completed by mid/late-November 2019. We anticipate that we will be in a position to obtain a Statement of Compliance (SoC) from council within 8 weeks after the completion of works, namely late February 2020 due to the Christmas shutdown. Titles to be issued 15 days after SoC.

 

Stages 3 & 4

Wet weather has caused further delays to the wetland construction. Works for Stages 3 & 4 are programmed to be completed by mid-July 2019 but the wetlands are now due for completion in mid-late August 2019. Council and Melbourne Water require the completion of the wetland before issuing a Statement of Compliance (SoC) for Stages 3 & 4. We anticipate that we will be in a position to obtain a SoC for both Stages 3 & 4 from council within 6 weeks after the completion of the wetlands, namely mid October 2019. Titles to be issued 15 days after SoC.

 

Stage 5

Wet weather has caused delays to all works. The contractor now advises us that Stage 5 is programmed to be completed by early October 2019. We anticipate that we will be in a position to obtain a Statement of Compliance from council within 8 weeks after the completion of works, namely mid December 2019. Titles to be issued 15 days after SoC.

 

Stage 6

Wet weather has caused delays to all works. The contractor now advises us that Stage 6 is programmed to be completed by late January 2020. We anticipate that we will be in a position to obtain a Statement of Compliance from council within 8 weeks after the completion of works, namely early-mid April 2019. Titles to be issued 15 days after SoC.

 

Stage 7

Wet weather has caused delays to all works. Stage 7 works are now programmed to be completed by late March 2020. We anticipate that we will be in a position to obtain a Statement of Compliance from council within 8 weeks after the completion of works, namely late May/early June 2020. Titles to be issued 15 days after SoC.
